The Different Causes of Commercial Water Damage

Commercial The Different Causes of Commercial Water Damage If you have water damage at your place of business, call SERVPRO of Fernandina Beach/Yulee at 904.729-2401.

Work Place Water Damage is Restored by SERVPRO

When business owners visualize water damage, they often picture a massive storm wiping out power lines, flooding offices, and shutting down businesses for days at a time. It is true that commercial water damage is often the result of floods and water that stems from weather events and storms.

However, many entrepreneurs and business space renters forget that storms and severe weather aren't the only causes of floods and water damage. Here are some of the typical causes of water damage to commercial buildings.

  1. Malfunctioning sprinkler systems

Some older office and retail buildings still have outdated sprinkler systems that work in conjunction with fire protection systems. While such sprinklers can come in handy during a fire emergency, they can also cause commercial flood damage if they are faulty or in need of replacement. This could easily damage inventory and business assets.

  1. Damaged appliances and equipment

This cause of commercial flood damage is more common in restaurants and catering facilities, as well as any business that has appliances and equipment that make use of water. If the appliance fails and sends water across your building, especially during late hours when no one is around, you may come back to work and face a water emergency.

  1. Broken pipes and plumbing

Just like in a residence, if the plumbing system in your workplace fails water damage could be the result.

   4. Backed up sewer lines

This is another cause of commercial water damage that often catches business owners by surprise. Should the sewer line to your building back up or become damaged, realize the potential dangers of contaminated Black Water which can cause health effects and ruin products and office furnishings.

If your business has suffered commercial water damage, SERVPRO of Fernandina Beach/Yulee will get you back up and running again. Call us anytime 24/7 at (904)-729-2401 for fast help.

Water Damage in North Jacksonville Hotel Challenges Operations

5/7/2018 (Permalink)

Commercial Water Damage in North Jacksonville Hotel Challenges Operations This thermal image shows water behind the walls of the hotel.

Whenever SERVPRO of Fernandina Beach/Yulee gets a call about water damage at a hotel, it’s all systems go! For our most recent job, eight rooms and a 60-foot hallway were impacted. Such a large-scale event impacts revenue significantly.

Not only does the hotel need to handle the costs of water damage restoration, but they must also deal with the potential lost income of closing down or reducing the number of available rooms during the repairs. In addition to dealing with damages to the actual hotel, hotel staff must also consider the issue of damaged personal belongings of their guests. Following are common causes of water damage in hotels:

  • Overflowing bathtub or bathroom sink
  • Toilet leaks
  • AC unit overflow
  • Water heater leaks
  • Broken shower drain
  • Sewer line back ups

The cause in this case was failure of a pipe in a wall going to the toilet in one of the rooms. We worked around the clock to complete the job as soon as possible while also trying to inconvenience guests as little as possible. In this case, the damage was limited to the first floor so at least water leaking from higher floors was not an issue.

SERVPRO of Fernandina Beach/Yulee specializes in the clean up and restoration of commercial properties after a water damage event. Our staff is highly trained and IICRC-certified. We understand that each day restoring the property is a lost day of revenue so we work overtime using a 6-step restoration process.

If you have water damage at your commercial property, call us at 904-729-2401.

Flood Action Steps For Businesses

4/30/2018 (Permalink)

BEFORE A FLOOD

If an advanced Flood Warning has been issued, there are several precautions that can be taken to help minimize damage to certain areas of your business:

  • Turn off utilities at the main switches or valves if instructed to do so.
  • Disconnect electrical equipment and appliances.
Move vehicles out of low lying parking garages.
    Raise elevators from bottom floor.

AFTER A FLOOD:

SAFETY FIRST

  •  Account that all employees are safe by establishing evacuation plans in advance, identifying areas outside the building that are designated meeting places. Assign select individuals to keep a list of their assigned team’s names and contact numbers in order to account for their whereabouts.
  •  If water enters the building and evacuation becomes impossible, move to an upper floor, and wait for rescuers.
  •  While evacuating, avoid attempting to drive through floods or rising water, nearly half of all flash flood fatalities are auto-related.
  •  Do not touch electrical equipment if you are wet or standing in water.
  •  Do not walk through moving water. Even six inches of moving water can make you fall.
    •  Use no open flames (there may be gas escaping from ruptured mains).
    •  Avoid floodwaters. Water may be contaminated by oil, gasoline or raw sewage.

Water may also be electrically charged.

    •  Stay out of any building if it is surrounded by flood waters.
    •  Listen for news reports to learn if the community’s water supply is safe to drink.
    •  Return only when authorities indicate it is safe.

SECURE THE PROPERTY

  • Contact local emergency officials.
  • Secure main entrances to building.
  • Alert Security company and Alarm company of the situation.

STABILIZE THE PROPERTY

  • Shut off the source of water if possible or contact a qualified party to stop the water source.
  • Give priority to the protection of power plant and fire pumps, keeping them in service if at all possible.
  • Open basement or low-level windows to equalize water pressure on the building’s foundation and walls.
  • Begin water damage mitigation steps only if local emergency officials deem the structure safe to enter.
  • Notify your insurance agent or Risk Manager to determine insurance policy guidelines and steps to take.

SERVPRO®

  • Contact SERVPRO® of Fernandina Beach/Yulee to activate your Emergency READY Profile, if applicable, and request service.
  • Ensure availability of key decision maker to authorize mitigation work to begin.

Water Damage Impacts Multiple Floors of Fernandina Beach Hotel

3/1/2018 (Permalink)

Commercial Water Damage Impacts Multiple Floors of Fernandina Beach Hotel Water events at hotels pose special challenges; minimizing inconvenience to guests is a priority.

A Fernandina Beach hotel was performing remodeling/ reconstruction work on the fifth floor when there was a pipe break. This led to flooding down to the floors underneath. SERVPRO of Fernandina Beach/Yulee arrived on the scene to assess and mitigate the damages. After careful assessment of the situation, we extracted water from each of the affected areas and meticulously dried them to prevent any subsequent mold damage. All restorable items were cleaned with sanitizing treatments.

The Water Restoration process is a 6-step procedure that SERVPRO of Fernandina Beach/Yulee follows when a water event impacts your commercial property. Following are more details regarding the extraction and drying phases.

The Extraction & Drying Phases of the Water Restoration Process

Water Extraction

After the inspection and damage assessment step, the water extraction process begins. This step removes the majority of the water. We use powerful pumps and truck-mounted vacuum units to quickly remove hundreds or thousands of gallons of water from your property.

Move-Out / Pack-Out

If your business requires extensive restoration or cleaning, SERVPRO of Fernandina Beach / Yulee can conduct an organized, efficient move-out to protect contents from further damage.

Emergency Water Removal

Our highly trained technicians will begin the water removal process almost immediately. Depending on the amount of water, we may use powerful submersible pumps in addition to industrial strength, wet/dry vacuums. Removing most of the water helps reduce drying time and helps prevent secondary water damage and mold and bacterial growth.

Inspect the Carpet Pad and Carpet

We inspect the carpet and pad and determine if they should be removed to protect the subfloor.

Water Removal Equipment

  • Moisture detectors, hygrometers, and other meters measure the extent of moisture saturation.
  • Infrared cameras may be used to find “hidden” water behind walls and ceilings.
  • Submersible and gas-powered pumps are used for continuous pumping of high-level water.
  • Truck-mounted and portable extraction units perform efficient water removal.

Professional Drying

Once the excess water has been removed, the floors and walls may appear dry, but a quick inspection will reveal they are wet to the touch. Nearly all building materials, like wood, drywall, and flooring materials, are porous and therefore retain water. This retained water can cause the materials to break down, warp, or cause mold damage.

Drying / Dehumidification

Our technicians will use room measurements, temperature, and relative humidity to determine the optimal number of air movers and dehumidifiers to dry your home or business. We’ll carefully monitor the progress using moisture meters until the materials return to acceptable drying goals.

Monitor Floor and Walls

We check the moisture levels to monitor the drying process.

  • Monitor Floors
  • Monitor Walls

Drying Equipment

  • Industrial-grade dehumidifiers help prevent secondary water damage like swelling and warping of floors, walls, and furniture.
  • High-speed air movers create airflow across walls, carpets, pads, and furniture, which accelerates the evaporation of moisture.

The next step is cleaning and sanitizing. See the entire 6-step water restoration process.

If you experience water damage in your commercial property please call SERVPRO of Fernandina Beach/Yulee at 904-729-2401. We’ll make it “like it never even happened.”

Keeping Your Nassau/North Jax Plant Open Following Water Damage

2/16/2018 (Permalink)

Commercial Keeping Your Nassau/North Jax Plant Open Following Water Damage    SERVPRO has the skilled professionals who can work as a team to reduce downtime.

Industrial settings such as factories and assembly plants require consistent environmental conditions. Standing water, in any area, from any source, can immediately halt production and affect not only worker safety but also company profits, for months to come. SERVPRO has the skilled professionals who can work as a team to reduce downtime, working around your employees, if needed, to return your operations to full speed again.

Fernandina Beach and North Jacksonville area business owners will always have emergency commercial water removal services available for whenever situations with invasive, problematic water issues threaten to halt normal business operations. SERVPRO is known nationwide as a trusted name in emergency situations of any type or magnitude. Our water removal professionals that care about your employees' health, your business, and the general public can make it “Like it never even happened.” and quickly. We know time is money. Our goal is to help you stay open, operational, and in business.

Starting with the appropriate-sized extraction equipment for the situation, we quickly remove any visible water from the site. When this stage is complete, our experts will start the process of returning your factory to an adequately dry state again. Using commercial grade air movers will decrease the overall drying time by substantially increasing the rate of evaporation. For Large Loss emergencies, we can utilize large refrigerated dehumidifiers that can each draw up to 100 lbs of moisture from the air daily. Concrete floors, after returning to a dry enough state, can be treated under larger pieces of manufacturing equipment with anti-fungal sealants that are quick drying. This application protects these areas from future mold growth.

Depending on the type of water, and its source, we may not be able to save all of a business's inventory. Our efforts can largely prevent metal mesh floors and staircases from peeling and corroding, equipment cases from rusting, the wiring of components in tools and machinery from developing shorts, and other, common effects of water damage to industrial equipment and structures. Hand-cleaning of the details in your machinery, molds, and lines, including tubing, basins, and other affected areas will ensure that your finished goods are not affected in the future.

For any size water emergency involving any category of water, contact SERVPRO of Fernandina Beach/Yulee at 904-729-2401 to begin the restoration process and get back in business. We are available 24/7 to assist in any emergency situation your business or factory may experience.

SERVPRO Assists in Restoration of Historical St. Peter’s Episcopal Church, Fernandina Beach

1/17/2018 (Permalink)

Commercial SERVPRO Assists in Restoration of Historical St. Peter’s Episcopal Church, Fernandina Beach SERVPRO of Fernandina Beach/Yulee provides commercial cleaning services for unusual jobs.

The SERVPRO of Fernandina Beach/Yulee crew had the opportunity to apply their skills in unusually historical and beautiful surroundings recently as we were called in to assist in the restoration of St. Peter’s Episcopal Church in downtown Fernandina Beach.

Floors had been sanded down and refinished and repairs were made before the SERVPRO crew came in to clean the wood dust residue from walls and windows. Stained glass windows were meticulously vacuumed in the sanctuary, which boasts 26’ ceilings. An electric vertical personnel lift was used to access walls and stained glass windows in the sanctuary, which was constructed in 1881.

The church has a fascinating history. A nearby historical marker reads, "The church was organized as a mission in 1858 and was consecrated the following year by the Rt. Rev. Francis Huger Rutledge, first Bishop of Florida. During the War it was used by Federal forces occupying Fernandina and many of its interior possessions were lost. The building was restored to sacred use during the Reconstruction Period, but was destroyed by fire in 1892. The present neo-Gothic church was completed in 1893."

St. Peter's is located at the eastern edge of downtown Fernandina Beach, on Atlantic Avenue between 8th and 9th Streets. The Fernandina Beach Historic District where the church is located was added to the National Register of Historic Places in 1973.

SERVPRO of Fernandina Beach/Yulee provides specialty commercial cleaning services in addition to clean-up and restoration services for water, fire and mold damage. Call us at 904-729-2401 if you need these services at your home or business.

Indoor Air Quality in Your Office Space

11/2/2017 (Permalink)

Commercial Indoor Air Quality in Your Office Space    Diligent maintenance of HVAC equipment is essential for the adequate delivery and quality of building air.

The following tips, provided in the EPA’s “Office Building Occupants Guide to Indoor Air Quality,” offer good advice to office and facility managers.

What You Can Do to Improve the Indoor Air in Your Office:

  • Do not block air vents or grilles.
  • Comply with the office and building smoking policy.
  • Water and maintain office plants properly.
  • Dispose of garbage promptly and properly.
  • Store food properly.
  • Avoid bringing products into the building that could release harmful or bothersome odors or contaminants.
  • Notify your building or facility manager immediately if you suspect an indoor air quality problem.

If You Manage an Office:

  • Maintain a good working relationship with building management on indoor environmental issues.
  • Place office furniture and equipment with air circulation, temperature control, and pollutant removal functions of the heating, ventilating and air conditioning (HVAC) system in mind.
  • Coordinate with building management in instances when responsibility for design, operation and maintenance of the ventilation system is shared.
  • Establish an effective smoking policy that protects nonsmokers from involuntary exposure to secondhand smoke.
  • Avoid procedures and products that can cause indoor air quality problems.
  • Integrate indoor air quality concerns into your purchasing decisions.
  • Work with the building manager to ensure use of only necessary and appropriate pest control practices, and nonchemical methods where possible.
  • Work with building management and the contractor before you remodel or renovate to identify ways of keeping building occupant exposure to pollutants to a minimum and to ensure that the air distribution system is not disrupted.
  • Encourage building management to develop a preventive indoor air quality management program following guidance issued by EPA and the National Institute for Occupational Safety and Health (NIOSH)

The EPA states that, “Diligent maintenance of HVAC equipment is essential for the adequate delivery and quality of building air. All well-run buildings have preventive maintenance programs that help ensure the proper functioning of HVAC systems.”

This is where SERVPRO of Fernandina Beach/Yulee/North Jax comes in. We offer professional HVAC/Duct Cleaning services. Call us at 904.729.2401 to learn more and see our other commercial cleaning services as well.

Preventing Fires in the Workplace

5/31/2017 (Permalink)

Commercial Preventing Fires in the Workplace Keeping the workplace free of clutter helps to prevent fires.

The following tips promote a fire-safe workplace.

  1. Practice good workplace housekeeping. Clutter contributes to fires by providing fuel and by impeding access to exits and emergency equipment.
  2. Place oily rags in a covered metal container. This waste must be properly disposed of on a regular basis.
  3. Maintain machinery to prevent overheating and friction sparks.
  4. Report electrical hazards. Many fires start in faulty wiring and malfunctioning electrical equipment. Never attempt electrical repairs unless you are qualified and authorized.
  5. Maintain free access to all electrical control panels. Material or equipment stored in front of the panels would slow down the shutting down of power in an emergency situation.
  6. Use and store chemicals safely. Read the label and the Material Safety Data Sheet to determine flammability and other fire hazards. Provide adequate ventilation when using and storing these substances.
  7. Use all precautions to prevent ignition in potentially explosive atmospheres such as those containing flammable liquid vapors or fine particles. Use non-sparking tools, and control static electricity as required.
  8. Help maintain building security to prevent arson fires. Lock up as instructed; report suspicious persons; and don’t leave combustible rubbish where it can be set on fire outside the building.
  9. Smoke only in designated areas, and extinguish smoking materials safely. Never smoke in storerooms or chemical storage areas.
  10. Never block sprinklers, firefighting equipment or emergency exits. Observe clearances when stacking materials.
  11. Post emergency telephone numbers as well as the company address by the telephone for quick access if a fire were to start in your work area.
  12. Learn how to properly use a fire extinguisher.

Fernandina Beach Commercial Property Suffers Water Damage

4/13/2017 (Permalink)

Commercial Fernandina Beach Commercial Property Suffers Water Damage    SERVPRO of Fernandina Beach/Yulee/North Jacksonville restored this dentist office after a hot water heater burst, and minimized the repair costs.

A hot water tank in the attic burst and flooded this dentist office over a weekend, affecting multiple hallways, examination rooms, the X-ray room, and utility rooms. The spraying water just missed a $100,000 X-ray machine. (This photo shows only a small portion of the job.)

SERVPRO of Fernandina Beach/Yulee/North Jacksonville arrived on the scene and performed restoration work, as the dental practice was able to continue seeing patients, which pleased the staff greatly. We removed:

-the wet and damaged ceiling tiles

-small potions of drywall at the baseboards so we could dry the walls without tearing out the thick, hotel-style wallpaper used throughout the offices

-the vinyl flooring to expose and dry the wood subfloor.

SERVPRO of Fernandina Beach/Yulee/North Jacksonville was able to salvage both the carpet and the walls/wallpaper. This job is a great example of our franchise’s commitment to restore rather than replace where possible--and preferable for the client. Tearing out these walls and replacing all of the drywall and wallpaper would have cost the owner significantly more in both downtime and money. Our restoration efforts made for easy repairs by the owner’s handyman/contractor, within days instead of weeks.

Types of Water Losses

3/21/2017 (Permalink)

Commercial Types of Water Losses Have you experienced a commercial water loss? Contact the professionals at SERVPRO of Fernandina Beach/Yulee to evaluate the situation.

How Water Loss Affects Your Business

When evaluating the types of water damage and how they affect an emergency water removal situation on commercial property, it helps to know that water losses fall into three categories: clean water, gray water and black water. Once these categories are determined, it is easier to introduce the proper drying techniques, and it helps to designate what items can and cannot be restored. Here’s some specific information about the three types of water losses.

Category 1: Clean Water

This water originates from a source that does not pose substantial harm to humans. It may include broken water supply lines, sink overflows with no contaminants, appliance malfunctions involving water supply lines, melting snow, falling rain water, broken toilet tanks, and toilet bowls that do not contain contaminants or additives. If left untreated for 72 hours, Category 1 water becomes Category 2 water. This further enforces the fact that reaction time is a key factor when dealing with the various types of water damage.

Category 2: Gray Water

Gray water contains a significant level of contamination. If humans consume this water, it has the potential to cause discomfort or illness. Category 2 water carries microorganisms and nutrients for microorganisms. Sources may include discharge or overflows from dishwashers, washing machines or toilet bowls (with some urine but no feces); sump-pump failures; seepage due to hydrostatic pressure; and broken aquariums.

Gray water may contain chemicals, bio-contaminants and other forms of contamination, including physical hazards, and is not suitable for consumption. Carpet pads affected with Category 2 water must be removed and disposed of properly. Even carpet that is salvaged must be cleaned with hot-water extraction. If left untreated, Category 2 water becomes Category 3 water in 48 hours or less.

Category 3: Black Water

Category 3 water includes sewage and other contaminated water sources that enter or affect the indoor environment. Sources could range from toilet backflows that originate beyond the toilet trap to all forms of flooding from sea water, ground surface water, and rising water from rivers and streams. These types of water carry silt and organic matter into structures and create black water conditions. Whenever a sewage backflow occurs, the health of workers and occupants should be the primary concern. Always remove and properly dispose of carpet and padding that has been affected by a Category 3 water loss.

When it comes to different types of water damage, the experts at SERVPRO can help you evaluate the various types of water loss and how they should be treated. Put your trust in the experienced professionals.

Does Your Company Have an Evacuation Plan for Employees?

3/20/2017 (Permalink)

Commercial Does Your Company Have an Evacuation Plan for Employees? Call SERVPRO if your business experiences an emergency that calls for restoration services. We're here 24/7.

On their website, The Occupational Safety and Health Administration (OSHA) provides important safety information as well as life saving tips for employers to share with their employees should it be necessary to evacuate a building in the event of an emergency. Check it out at https://www.osha.gov/SLTC/etools/evacuation/evac.html

And although an emergency escape plan is not required for all businesses, OSHA highly recommends that you provide an emergency action plan to protect yourself, your employees, and your business space during an emergency situation. Here are some tips:

A disorganized evacuation can result in confusion, injury, and property damage. When developing your emergency action plan, it is important to determine the following:

  • Conditions under which an evacuation would be necessary.
  • Conditions under which it may be better to shelter-in-place.
  • A clear chain of command and designation of the person in your business authorized to order an evacuation or shutdown.
  • Specific evacuation procedures, including routes and exits.
  • Specific evacuation procedures for high-rise buildings.
  • Procedures for assisting visitors and employees to evacuate, particularly those with disabilities or who do not speak English.
  • Designation of what, if any, employees will remain after the evacuation alarm to shut down critical operations or perform other duties before evacuating.
  • A means of accounting for employees after an evacuation.
  • Special equipment for employees.
  • Appropriate respirators.
  • During development and implementation of your draft plan, think about all possible emergency situations and evaluate your workplace to see if it complies with OSHA's emergency standards.

Emergencies don’t wait for regular business hours and neither do we. SERVPRO of Fernandina Beach/Yulee/North Jax provides emergency cleaning and restoration services 24 hours a day, 7 days a week—including all holidays. You can expect immediate response, day or night.

We use a high pressure rotary tool with dual rotating jets. This is combined with the same truck-mounted steam/pressure cleaning we use to deep clean your carpet. We use tile and grout specific cleaners that strip away any waxy build-up and remove the dirt embedded in the grout lines.
